What is a BOV?

A Broker Opinion of Value is a customized report prepared by a commercial real estate professional utilizing multiple methodologies to determine a property’s current value. This summary is based on market comparable leases, comparable sales and the professional’s research and knowledge of current market conditions.

It is not a property appraisal performed by a licensed appraiser

How is it supported?

Valuations are based on two methods:

The Market Approach uses comparable properties available, sold and leased factoring in any other influential details pertinent to the sale.

The Income Approach finds the net income one can assume the subject property will produce over its remaining life by factoring in leases, vacancy rates and expenses.

Why do you need a BOV?

A Broker Opinion of value is used by buyers/sellers, investors, property owners, lenders, banks, CPA’s, real estate attorneys, financial advisors, receivers and others to determine the current value of the property/asset and make informed decisions.
